Subdivision request under review

WEIRTON - The Weirton Planning Commission Wednesday gave preliminary approval for a subdivision plan along a portion of Putnam Lane.

The commission held a public hearing to take comment from citizens prior to approving the subdivision.

Jessie Kreig, of Kensington Investment Properties, owner of the property, was the only citizen in attendance, explaining the subdivision would focus on five lots.

One lot currently had a duplex, and Kreig said he plans to build a new single-family house on another lot. "The rest of the lots, I have nothing set in stone," he said.

Upon questions from the commission as to the topography of the land planned for the new house, Kreig said most of the 1.4 acres is flat.

"Most of that has been so overgrown, you wouldn't know what was up there," he said.

The subdivision would include the abandonment of an alley and the construction of a new roadway and cul-de-sac.

Ward 1 Councilman Tim Connell, who said he used to live in the area, asked about available utilities.

"If you build out there, you'll need water and everything," Connell said.

Kreig said water service is available to some of the area, noting a fire hydrant is planned to be moved to in front of the existing duplex.

As part of the plan, the commission Wednesday approved a subdivision waiver pertaining to the minimum lot width in an R-1 district. City code requires at least 60 feet.

Planning and Development Director Jessica Gumm said the plan still needs departmental approval and bond information, and a special meeting may be needed for final approval.

The commission also held a public hearing, and gave its final approval on the updated Unified Development Ordinance.

No citizens attended to offer comment on the plan, which must receive approval from council to go into effect.
